Stage 1:

We are delighted to offer potential seller’s a Free Market Valuation. Carried out by our company Director, we will aim to provide you with a realistic recommendation as to the potential sale value of your property in present market condtions. A true value can only be placed on the property once you have instructed a Home Report. We will recommend any decorating or remedial works needed prior to putting your home on the market. We can help review your current mortgage and discuss your borrowing power for your next property.

Stage 2:

We offer a competitively priced fixed fee structure. A Marketing Fee is paid upfront that covers the associated costs required to put your home on the market. These include preparing a property description including room dimensions and photographs, placing a for-sale board at your property and advertising online. A Sale fee is due at the sale of your property and will be deducted from the proceeds of your sale. We feel a fixed fee is the best option as it gives you the peace of mind that you know exactly how much it will cost to sell your home at the outset. No confusing percentages! No VAT is applicable to any of our fees.

Stage 3:

Once you have agreed to our terms and condtions, we can commision a Home Report. Carried out by a qualifed Chartered Surveyor, the report is a extensive document that is a legal requirement for any property marketed for-sale in Scotland. For more information visit Home Reports.

Stage 4:

We have excellent relationships with local solicitors and can recommend a legal firm to act on your behalf. A solicitor is required to carry out the conveyancing needed for the sale of your property. We recommend you appoint a solicitor at the earliest opportunity in the sales process. Whilst no legal work can officially commence until an offer is agreed for your property, your chosen conveyancer can call up title deeds and check for any potential issues that may affect the sale. With usual entry dates of 6-8 weeks, this doesnt leave a lot of time to solve some potentially difficult obstacles!

Stage 5:

Once we have confirmed and approved your Home Report, marketing can commence. Our eye-catching for-sale board will be placed in your garden or attached to your property if it is a flat. A number of photographs will be taken at your property to showcase it in the best possible manner. A floorplan will also be included in the marketing materials, providing the buyer with a unique insight into the layout of the property.

We will deal with all enquiries and offer viewings at evenings and weekends. Prompt feedback will be provided for each viewing. We also offer Open-House viewings at weekends, allowing a less formal viewing experience for potential buyers. We will regularly update you with statistics from our online advertising, detailing how many enquiries and schedule downloads the property has had.

Stage 6:

Offer and Sold! With the uncertainty of the market at present, it is too hard to tell how long it will take for the property to sell. However we are confident in finding the right buyer for the right property and will strive to do everything in our power to sell your home.
