Stage 1:

Our in-house mortgage adviser at JB Mortgage Solutions can help advise you on your potential borrowing power. By taking into account your financial circumstances we can discuss a mortgage that is affordable to you. This service is free for any number of appointments that may be necessary. By taking advantage of this stage at the outset, you will know your budget and know which properties are within your price range. We can help secure the necessary funding prior to you putting an offer in for your chosen property.

Stage 2:

We have a range of properties for-sale in Central Scotland and can offer something to suit differing tastes. A schedule can be downloaded for each property and a copy of the Home Report is available on request. This document is vast and to save on printing costs we can email it to you. For more info on Home Reports click here. Viewings for all our properties are available at evenings and weekends to suit around your working commitments.

Stage 3:

The Home Report will highlight a current market valuation and the property will be marketed at a “Fixed Price” or “Offers Over”. How much you as a buyer will pay will depend on market conditions and what other interest there has been in the property. If more than one person formally notes their interest in one of our properties, we may choose to set a closing date for all offers to be made. The offer and the seller’s acceptance, must come from the solicitors of each side, taking the form of an exchange of letters know as missives.

Stage 4:

Once the missives are concluded and you have an agreed contract with the seller, your solicitor will begin the process of transferring the title of a property from the seller to the buyer. If you are selling your own property, the legal work required for this will be done at the same time.

Stage 5:

If you require a mortgage for your property purchase, then at this stage we will ensure that your application has been submitted to the relevant bank or building society and that suitable insurance has been arranged. The lender will only insist on buildings insurance as mandatory, with the property adequatly insured from the date of the conclusion of missives. We would also recommend arranging a suitable life insurance policy to cover your mortgage debt.

Stage 6:

Upon settlement, you will gain possession of the property and this will usually happen on the agreed date of entry.

It is important your legal adviser “notes your interest” in your chosen property or it may be sold without your knowledge.
