Home Reports

From 1st December 2008, it became a legal requirement that every property marketed for-sale in Scotland carries a valid Home Report. The report is a standard document, detailing the condition of the property, its energy efficiency, essential information and crucially a valuation. Both the seller and any potential buyer are now armed with a great deal of information.

The report comprises three documents:

• Single Survey - an assessment of the condition and value of the home and an accessibilty audit
• Energy Report - an assessment of the energy efficiency and environmental impact of the home
• Property Questionnaire - extra info such as council tax banding and service costs

Some properties are exempt from the Home Report legislation. For details on whether your property is exempt, please contact us.

Selling your property?

1. Anyone marketing a property for-sale needs to provide a Home Report to potential buyers.
2. As the seller, it is your responsibility for providing the Home Report. We can arrange through a suitably qualified Chartered Surveyor to carry out a Home Report on your behalf. Enquire now for prices.
3. The cost is dependant on the size of your home. It is expected that as the seller, you are responsible for paying for the report. You will complete the Property Questionnaire yourself.
4. The three documents should be no longer than 12 weeks old when the property comes to the market.
5. We must provide a copy of the Home Report to any potential buyer within 9 days.
6. You are not legally required to repair any problem shown in the Single Survey.

Buying a property?

1. As the estate agent, we will be able to provide you with a Home Report for any of our properties.
2. By law, we must provide you with a copy of the report within 9 days of you requesting it.
3. The report is free to any potential buyers. However we may charge a small fee should you require it printed and posted.
4. Both ourselves and the seller can refuse to provide you with a copy of the report if we do not believe you are genuinely interested.
5. There is no legal requirement for you to refund the seller the cost of the report.
